Electric Works

Transforming a landmark Woolwich site into a new urban quarter.

Woolwich is one of London's great transformation stories — and Electric Works is designed to be a landmark within it. This mixed-use development brings over 1,200 purpose-built student and co-living studios to one of South East London's most connected locations, alongside 90 affordable residential homes, a children's nursery, commercial space, and the sensitive retention of a historic building as the centrepiece of a new public realm offer.

The scheme responds directly to the housing pressures facing young people in the Royal Borough of Greenwich — a borough with one of the fastest-growing populations in London and a chronic shortage of high-quality, affordable rental options. By concentrating density intelligently and investing in shared amenity and public space, the development creates something that genuinely gives back to the area around it.

Re:shape has a deep history with Woolwich. An earlier planning consent secured by the team for a 300-unit PBSA scheme on a separate site was successfully delivered and sold, demonstrating the team's track record of delivering complex permissions in this borough. Resolution to Grant has been secured for Electric Works, with the scheme scheduled for completion in 2030.
