Planning consent for a 298 bed Student scheme comprising a community centre, gym and rooftop.

In a Joint Venture with Hurlington Capital and a Swiss Family Office, Re:shape acted as Development and Planning Manager.

Formerly the Woolwich Catholic Club (81 – 88 Beresford Street), within the Royal Borough of Greenwich, Re:shape secured a planning consent to demolish the existing 2-storey building and deliver a new scheme ranging from 9 to 14 storeys (with basement).

Re:shape assembled a best-in-class project consultant team of architects, planning consultants, structural engineers, building services engineers, QS.

Re:shape sourced debt and equity funding to acquire the land and pay for planning costs.

Working closely with the Local Planning Authority, the GLA and other key stakeholders, Re:shape successfully delivered a policy-compliant scheme on Oct 22.

The proposed scheme will provide high-quality purpose-built accommodation for Student Living, a ground-floor amenity space with a flexible community hub to be used by multiple community groups and a 9th-floor roof terrace level to benefit students with indoor and outdoor space. The scheme altogether proposes a mixture of 298 rooms, with regular/premium studio rooms and cluster rooms with shared facilities including a kitchen, living and dining area.

In addition to delivering 35% on-site affordable student accommodation, Re:shape committed to its Community Investment Programme (CIP), a mechanism devised to ensure that local charities, community groups, social enterprises and small & medium enterprises are direct beneficiaries of the proposal. The CIP clearly set out how local partners could benefit from access to the ground floor on a programmed basis and the collaborative approach with several local groups, including Fight for Peace, a youth centre in North Woolwich who co-designed the roof terrace, public art installations and community and cultural spaces with Re:shape.
