Re:shape delivered Ark Wembley, crafted the Ark Co-living brand, and rebranded the Ark Canary Wharf asset in partnership with Crosstree from 2021 to 2024. At the time this created the largest operational co-living portfolio in the UK and exemplified best in class hybrid short and long stay accommodation being housed under one roof.

Body copy: Wembley ARK is where Re:shape's approach moved from ambition to evidence. Launched in 2022 as part of a joint venture with Crosstree Capital, it is the conversion of a 115,270 sq ft hotel into 300 high-quality co-living studios — and it has become one of the most closely watched proofs of concept in the UK's emerging co-living sector.

The building operates at 97% occupancy, with studios ranging from 21 to 29 square metres and a programme of shared amenities that residents consistently cite as the reason they stay. The amenity offer includes co-working, gym, yoga studio, Peloton spin studio, communal kitchen, cinema room, roof terrace, and a dedicated event space. Monthly rents range from £1,600 to £1,900 all-inclusive — providing residents with genuine value against the fragmented and often poor-quality alternatives available in the private rented sector.

ARK has since grown into a 1,000-bed operational platform following the rebranding of The Collective Canary Wharf. For Re:shape, Wembley ARK represents something more than a single successful scheme — it is the operational benchmark against which every future MAKOTO building will be designed and managed.
